Our Approach & Methodology

We specialize in revitalizing under-construction and stressed real estate assets that are currently undergoing resolution under the Insolvency and Bankruptcy Code (IBC). Our investment strategy is driven by a rigorous due diligence process, ensuring a well-defined exit strategy and timeline before acquisition.

Focus on Quality Assets

Our focus is on acquiring quality assets where a significant portion of construction is already completed, allowing for project handover within a targeted timeframe of 2 to 4 years. We prioritize developments with committed receivables, where a substantial number of existing buyers have already made significant payments and are expected to continue their commitments.

Strategic Project Selection

Project selection is a critical component of our approach. We consider only those developments where at least 50% of construction work has been completed at the time of bidding, ensuring a clear path to completion. Our focus remains exclusively on projects undergoing the Corporate Insolvency Resolution Process (CIRP) under IBC, 2016, ensuring a structured and regulated acquisition process. Additionally, we prioritize projects where land ownership is clearly established, either owned by or leased to the project company, eliminating potential legal uncertainties.

Comprehensive Due Diligence

Financial and ESG due diligence is at the core of our acquisition strategy. Every investment undergoes a thorough evaluation to assess financial viability, risk mitigation, and long-term sustainability. We place strong emphasis on ensuring that projects align with our Environmental, Social, and Governance (ESG) commitments, reinforcing our dedication to responsible and sustainable investments.

Acquisition Under the IBC Framework

Our acquisitions under the IBC framework follow a transparent and time-bound process. We ensure that all outstanding liabilities, both known and unknown, are fully addressed as part of the resolution plan. This clean slate approach allows the resolution applicant to take over the project with a legally sound and liability-free foundation, in compliance with IBC regulations and applicable laws. By adhering to a structured and disciplined methodology, we aim to unlock the true potential of distressed assets while fostering financial stability and sustainable growth.
